MRTA / MRTT vs MLTA /MLTT
Pada yang tengah plan nak beli rumah dan yang sudah memiliki rumah mesti pernah dengar pasal ‘Mortgage Reducing Term Assurance / Takaful’ (MRTA / MRTT) dan ‘Mortgage Level Term Assurance / Takaful’ (MLTA / MLTT) kan ?
Selalunya pihak bank akan mewajibkan kita amik MRTA/MRTT ni kalau nak dapatkan loan rumah dan agent insuran/ takaful pulak lebih prefer kita ambik MLTA / MLTT. Mana yang lagi bagus sebenarnya ? Keduanya ada kekurangan dan kelebihan tersendiri.
MRTA/MRTT
Sebenarnya kalau berpandukan Bank Negara, TAK WAJIB ambik pun, cumanya pihak bank sangat galakkan untuk ambik sebagai jaminan bagi jumlah hutang yang telah diberi.
Penama bagi plan ni adalah pihak bank sebagai penerima manfaat. Jumlah perlindungan plan ini akan semakin menyusut mengikut baki hutang. Jadinya andai kata kita meninggal sebelum menyelesaikan hutang, pihak bank akan menuntut baki hutang tadi dari pihak insuran/takaful. Rumah tersebut akan menjadi milik penuh waris tanpa perlu nak tanggung baki hutang tersebut.
Andai kata kita berjaya menyelesaikan penuh hutang tersebut, tiada sebarang pulangan yang kita atau waris akan terima.
Kelebihan plan ini lebih murah berbanding MLTA/MLTT tetapi dibayar secara lump sum dan melibatkan jumlah yang agak besar. Jadinya kadang membebankan kita untuk mencari jumlah lump sum. Ada jugak bank yang boleh masukkan kos MRTA/MRTT ni tadi dalam housing loan kita. So tak perlu dah nak bayar lump sum, cumanya jumlah loan rumah kita akan bertambah dan bayaran bulanan loan akan menjadi lebih tinggi dari yang sepatutnya disebabkan penambahan kos ni.
So bagi yang mampu membayar lump sum, nak plan yang cost effective dan tak nak pening-pening kepala dengan komitment bulanan boleh la ambik MRTA/MRTT.
MLTA/MLTT
Melibatkan kos yg sedikit mahal berbanding MRTA/MRTT dan boleh dibayar secara tahunan/setengah tahun atau bulanan. Penama bagi plan ini adalah waris kita sebagai penerima manfaat. Jumlah perlindungan pula akan kekal walaupun baki hutang rumah makin menyusut saban tahun.
Jadinya, andai kata kita membuat loan rumah berjumlah RM 500k dan meninggal pada ketika loan berbaki lagi RM 300k, pihak insuran/takaful akan menyerahkan jumlah pampasan bernilai RM 500k kepada waris, dan waris boleh lah menyelesaikan baki loan berjumlah RM 300k dan memiliki rumah tersebut berserta baki cash RM 200k yang boleh digunakan sebagai sara hidup / menyelesaikan hutang-hutang lain si mati / membayar kos pengagihan harta & sebagainya.
Dalam erti kata lain, sambil kita melindungi hutang rumah, sambil kita mengambil perlindungan takaful untuk waris (2 in 1). Pelan MLTA/MLTT jugak biasanya memiliki cash value yg tidak dijamin jumlahnya sebagai pulangan pada tempoh matang. So andai kata, kita berjaya menyelesaikan hutang rumah, kita akan menerima sejumlah cash value dari plan ini.
Tak salah untuk korg memilih salah satu dari plan ini mengikut kesesuaian dan keperluan masing-masing, cumanya bagi Muslim pastikan ia nya MRTT atau MLTT iaitu produk berlandaskan ‘Takaful’.
