Soalan 1: Bang, saya tengah survey nak beli rumah. Tapi kenapa bila saya tengok dalam Mudah.my harga rumah berbeza-beza, walaupun dalam kawasan yang sama?
Jawapan:
Apa yang kau tengok kat Mudah.my tu adalah harga jualan yang ditetapkan oleh pihak penjual. Tapi tak bermakna ianya adalah harga pasaran.
Konsep “willing seller, willing buyer”.
Apa yang pembeli perlu faham adalah, untuk rumah pertama dan kedua, anda boleh memohon 90% pembiayaan daripada harga pasaran (bukan harga jualan).

Penjual meletakkan harga RM 200k kepada pembeli (harga jualan), dan kebetulan harga pasaran juga RM 200k. Pembeli layak mendapat pembiayaan sebanyak 90% daripada harga pasaran, iaitu RM 180k. Dalam kebanyakan kes pembeli perlu membayar deposit 10% iaitu RM 20k.
Bawah harga pasaran (below market)

Penjual meletakkan harga RM 180k kepada pembeli (harga jualan), sedangkan harga pasaran adalah RM 200k. Jadi dalam contoh ini, pembeli berpeluang membeli rumah 10% di bawah harga pasaran. Deposit 10% yang perlu disediakan adalah RM 18k.
Lebih daripada harga pasaran (over market value)

Penjual meletakkan harga RM 220k kepada pembeli, sedangkan harga pasaran adalah RM 200k. Dalam kes ini, harga yang ditetapkan oleh penjual adalah 10% “over market value”. Bank cuma akan meluluskan 90% daripada harga pasaran iaitu sebanyak RM 180k sahaja. Perbezaan sebanyak RM 40k perlu ditanggung oleh pembeli.

Soalan 3: Macam mana nak tahu harga rumah tu adalah harga pasaran, “below market” ataupun “above market value?”
Jawapan:
Hanya jurunilai (valuer) yang dirujuk oleh pihak bank sahaja dapat menilai harga semasa dengan lebih tepat.
Harga pasaran ditentukan oleh banyak faktor, antaranya lokasi, tingkat berapa (jika rumah bertingkat), dan juga jika ada sebarang renovasi dibuat oleh pemilik asal.
Yang terbaik boleh dilakukan oleh pembeli sebelum membeli adalah dengan merujuk kepada beberapa sumber untuk mendapatkan anggaran harga sesebuah rumah.
1. Laman sesawang www.brickz.my boleh menunjukkan rekod transaksi yang telah berlaku di tempat tersebut.
2. “Walk in” ke cawangan bank terdekat di kawasan tersebut, dan tanya terus pada pegawai bank.
3. Jika ada kenalan yang bekerja sebagai jurunilai “valuer”, boleh lah cuba tanyakan pada mereka.
